A Better Let offers you three options regarding our involvement in the letting of your property. The options are as listed below.

Let Only

We will find a tenant for your property and provide a tenancy agreement. We fully reference the tenant. This involves us carrying out a full credit reference check with a very well established company that services many clients within this industry. We will then obtain an employers reference, as proof of employment and to gain an idea of the tenant’s reliability, a bank statement for proof of income to insure that the tenant can afford your property, and the credit check from our referencing agent. If we have any concerns with the tenant we will contact you and advise you and agree with you if the tenant is suitable. Once the tenant has been confirmed as suitable we will obtain one months rent in advance and one months rent plus £100 as a security deposit. The deposit is passed over to you until the tenant moves out. We will carry out a full property inspection/inventory, which must be checked and signed by A Better Let, you and the tenant. Once that has been agreed we will check the tenant in. This involves checking keys given to tenant etc. We will not collect the rent, carry out periodic inspections including final inspection, check the tenant out of the property nor will we deal with any maintenance issues.

 

Half Management

We will find a tenant for your property. We fully reference the tenant. This involves us carrying out a full credit reference check with a very well established company that services many clients within this industry. We will then obtain an employers reference, as proof of employment and to gain an idea of the tenant’s reliability, a bank statement for proof of income to insure that the tenant can afford your property, and the credit check from our referencing agent. If we have any concerns with the tenant we will contact you and advise you and agree with you if the tenant is suitable. Once the tenant has been confirmed as suitable we will obtain one months rent in advance and one month's rent plus £100 as a security deposit. The deposit is kept in our deposit account until the tenant moves out. We will carry out a full property inspection/inventory, which must be checked and signed by ABetter Let, you and the tenant. Once that has been agreed we will check the tenant in. We will collect the rent on your behalf each month and secure it for your collection. We will check the tenant out of the property when they move out. We will not carry out periodic inspections nor will we deal with any maintenance issues.

We will then obtain an employers reference, as proof of employment and to gain an idea of the tenant’s reliability, a bank statement for proof of income to insure that the tenant can afford your property, and the credit check from our referencing agent. If we have any concerns with the tenant we will contact you and advise you and agree with you if the tenant is suitable. Once the tenant has been confirmed as suitable we will obtain one months rent in advance and one months rent plus £100 as a security deposit. The deposit is kept in our deposit account until the tenant moves out. We will carry out a full property inspection/inventory, which must be checked and signed by A Better Let, you and the tenant. Once that has been agreed we will check the tenant in. This involves checking keys given to tenant etc. Once the tenant is checked in we will deal with all maintenance issues on your behalf by contacting our Maintenance Team. Should an issue arise we will automatically have the works carried out for you up to the value of £100. Should the works be quoted at more than the £100, we will contact you to get your permission before the works are completed, unless agreed otherwise. The Maintenance Team will provide us with an invoice which we will pass to you. We would expect that you make the payment to A BetterLet within 1 week. Once we have received your payment we pay the Maintenance Team. We will collect the rent on your behalf each month and secure it for your collection. Periodic inspections will be carried out every 3 months, and a final inspection at the end of the tenancy, along with tenant checkout.
