The above fees are to be paid by cash, cheque or bank transfer. Cheque payments must clear before credit check carried out, and arranged five days before move in date for deposits.

Please be aware that all of the above fees are non-refundable, if applicants fail the referencing process or if the applicants change their minds about the property.

General

All of our tenancy agreements are for a minimum of six months, unless otherwise agreed with landlords.

Our references are carried out by an independent referencing company. If you have any adverse credit history your application may be rejected.

If you wish to vacate the property in advance of the agreement expiration, we will require a minimum of thirty days notice.  If you vacate the property in advance of the agreement expiration, without providing us with the thirty days notice, loss of your deposit will occur.

 

Here are some of our frequently asked questions and our answers.

What is the process?

Upon finding a property in which you wish to reside, the following actions will take place:

A credit referencing form is to be completed before the referencing form can be submitted. You will need to pay the fees accordingly. Once the form and the fees are received by ourselves we can then begin the credit referencing process. This can take up to twenty four hours. Upon receiving a positive reference we can then draw up the tenancy agreement. Once the agreement has been drawn up and all parties have signed the agreement your one month rent in advance and your deposit will be required (you cannot move into the property until payment is received by us). Once the payment has been received you can then move into the property.

 

What identification would I need for the reference check?

 

You will need to provide us with:

Photographic identification,

A recent utility bill with your current address,

Two months or eight weeks wage slips,

A letter from your employer.

 

When and why would I need a guarantor?

A guarantor will be required if the applicant is under the age of twenty one or if the applicants credit reference returns with a negative outcome.

Do you carry out property inspections?

We are required to carry out property inspections usually every three months subject to landlord requirements. We will advise you thirty days in advance of the inspection as we will need to arrange a mutually convenient date and time.

  

Can I renew my tenancy?

Providing that the tenancy agreement has been kept with no exemption and the landlord is in agreement your tenancy agreement can be renewed.

 

 

How do I renew my tenancy?

 

Six weeks before your tenancy agreement expires we will contact you, for you to advise us if you wish to renew your tenancy at a cost of £25. This cost is to cover our administration costs.

 

What about pets and children?

This is at the landlord’s discretion. Usually as long as pets are house trained there isn’t an issue. Please advise us in advance if you do have pets or children under the age of eighteen.

 

 

What about smokers?

 

This is again at the landlord discretion. Please advise us in advance if you or any one else moving into the property smoke.

 

What about housing benefits?

Again this is at the landlord discretion. Please advise us in advance if you or any one else moving into the property is in receipt of any benefit.

 

 

What does my rent cover?

The rental payment is just rent. You will be responsible for all of your utility bills, council tax, telephone and TV license, unless you are renting a room. For rooms the details will be specific to that property.
